1. Rent Appraisal

We meet to appraise your property and establish the market rent.

2. Contract Signed

A management authority is signed. The contract between you (the owner) and HKY Real Estate.

3. Owners Checklist

An owners checklist and guide is provided to help you negotiate what may be unfamiliar territory as a first time landlord or simply acting as a reminder of things that may require actioning or renewing.

4. Market the Property

Photographs are taken and the property is advertised for rent on all major websites. Booking opportunities for home opens are created.

5. Thorough Tenant Selection

Tenants apply and applications are processed, following a strict screening process. Your tenants are selected in consultation with you and your Property Manager, and then a lease agreement is sent, signed and the bond is paid.

6. Property Condition Report

The property condition report (PCR) is completed prior to the tenants moving in and documents the condition of the property at the commencement of the tenancy agreement.

7. Tenant Moves In

Keys are handed over and the tenant moves in. All tenants are given a welcome pack as a guide to their tenancy with HKY which includes information such as current rules and regulations, the “do’s and dont’s” with clear instructions as to our expectations.

8. First Inspection

An initial inspection is arranged after 6 weeks and routinely every 3 months thereafter (Routine Inspection). As per the Residential Tenancies Act, we are allowed to conduct up to four routine inspections per year.

9. Ownership Statement and Billing

At the end of each month or twice monthly (if you choose), you receive a monthly ownership statement and money is paid into your nominated bank account.
